Rental Valuation
At your property, we will have a look around to understand if there is anything we feel you might need to do before renting it out. Additionally, we will perform a market analysis to better able to give you an idea of the monthly rental you might reasonably expect in the current market before your property is listed.
Marketing
The internet is the media of choice for people searching for properties to rent. Most of our enquiries come from internet advertising. We go beyond our company website to a number of large national sites, including Rentfaster.ca and social media platforms. We may also place ‘To-Let’ board outside your property if you so wish.
Application Vetting
Good quality tenants are essential to maintaining and enhancing our reputation. We carry out a thorough vetting and referencing process and selective about the tenants we put into properties, including a credit check, confirmation of employment, previous landlord’s reference, photo ID, etc.
Viewing
Potential tenants often prefer to view with us, the agent, rather than with the owner of the property. We would carry out all viewings on your behalf. Potential tenants seem to be more relaxed in this situation. If you still live at your property, we would always give you at least 24hrs notice of any viewings that we intend to carry out.
Tenancy Agreement Preparation
We can prepare tenancy lease agreement between the landlords and tenants. Lease agreement can be periodic or fixed term. Fixed term usually lasts initially 6 or 12 months. After this period the landlord can then have the option of offering a renewal of this initial tenancy.
Move-in Procedure
We will move the tenant in for you. This will involve meeting them at the property and handing over keys, performing a walk-through, and informing them of the start of the new tenancy. We would also produce a basic inventory which will list any items in the property as well as wall and floor coverings.
